I, for one, hope that the realtwhores in Vancouvistan keep on doing what they do. I like the bits of swag that trickle down to me because of them.

Y'see, this town is in the throes of an epic real estate bubble. House prices are going up like they were in San Francisco in the early 2000s. (How short a time ago that was, but how it seems like another era...) Admittedly, the prices are in those puny Canadian dollars, and the market will only last as long as the central bank socialists and Conservative Party communist government keep interest rates low. But people are having fun while the party lasts.

So to make themselves stand out from the pack of dogs in the business, certain realtwhores here send freebies to anyone on the mail routes in their targeted neighbourhoods. Pads of Post-it type notepaper that I can keep by the telephone to write messages, ink pens, all kinds of crap with the realtwhore's name on it. One distributed a coupon for a free order of spring rolls from a local Thai restaurant. I'm going to use that as a bonus when I get takeaway while Mrs. Bukko is in Zurich shutting down the Swiss account. (We don't even have faith in "deposits" and paper "gold" with the freaking Swiss any more, but that's the subject of another rant.)

Anyway, I like the trinkets these maggots provide. I'm never going to buy a house up here, so their blandishments are a failed sales tactic.

Of course, it's probably only $25 a year worth of crapola I get from them. And the way they're boosting housing prices to artificially high levels means that my monthly rent is hundreds of dollars higher than it would be in a sane market. The Chinese landlady's gotta make her mortgage payments somehow. But it's easier to look at the little picture -- wow, free shit! -- than it is the bigger one.

So Keith after all the Realtors are gone what's your plan? As they said in Red October, Russkies don't take a dump without a plan. I know let's let the banks do it! Bank of America is the most compassionate company I know. They are care for the little people! Okay that won't work. I know let the lawyers do it! Oops, they get about 30 minutes of real estate in law school. Why? No money in it. How about everybody buying direct! No good, statistics show a high % of lawsuits. Okay teacher I got it! Let's go with state controlled socialism where all property is owned by the state, everyone will live for free, and Happiness and Nirvana(no not the band, Kurt unlike McCartney is dead) will break out, and peace will rule the planets and love will steer the stars. I am having an acid flashback. When you are ready for a serious discussion among adults with ideas about real solutions that can actually happen, or if you are willing to publicize your plan this anger is all sound and fury signifying nothing. I must apolgize oh great one for the literary reference, since I am a Realtor or as I am known here, a sub-intelligent slave to my profession. I do agree with some folks here, David Lereah got it wrong, and there should be a higher entry level into our profession. Even with that or with any profession, passing a test does not make you ethical or honest. That is why we have prisons, or is that also a Realtor plot to enslave America, the mad fiends. Not all realtors belong to the NAR. In fact, I would say that less than half of them do. I never did when I was a broker, but selling real estate was never my prime business. The dues are too high. We have a way to go to cleanse the system of the dishonest ones. But with all the foreclosures, there will be inventory for years to come. There will always be realtors, that is just the way it is.

To get a clearer picture, go to the websites of the Department of Real Estate for several states and that should give you an idea of the number of people that have licenses. Not all use them of course.

THESE ARE THE SAME PEOPLE WHO KEPT ME OUT OF THE MLS SYSTEM ADDRESSES SO THEY COULD RIP ME OFF AND SET ME UP TO PAY HIGHER AND HIGHER PRICES AND IN THE DAYS OF FLIPPERS ADDED TO THE COST OF HOUSING BY MAny multiples of 6 percents? o why worry, uncle sam is still keeping the prices up by making and insuring loan repayments,and getting money out to be loanede for without loans of manufactured out of nothing dollars and fractional reserve banking the price would be 10 percent or less then they are..oh politics to keep inflations not counted as inflations.....rip offs

There's no need to be angry at real estate agents. Condescend all you want (go after the insurance agents, car salespeople,and "financial planners", too). But don't be angry. You can always list your house on the MLS with a discount broker. If that's not cheap enough, start your own MLS. No one forces anyone to pay a real estate agent a single solitary penny.

Buncha damned boohoos. And I'm not even a real estate agent. I am for free markets, though. There's no market with more competition than the market for the services of a real estate agent.

To the Angry Leprechaun. You never disappoint me. I post something that can advance a discussion or argument and all you have is name calling like a 6 year old. I guess I should respond, but Pee Wee Herman is a lot funnier than you and less abusive. Again show the courage to let me know who you are and what you do for a living. I want to do a rant about you so I can insult everyone in your career path. The irony is that you like some others considered my post on Active Rain a Circle Jerk. First, I see nothing wrong with masterbation, secondly, what is totally amusing to me is that you participate in a Circle Jerk here, so show some backbobe and don't just be a yes man. The problem is that people like me in the past as a realtor, and you as a yes man play into the worst part of the capitalist system. That is where individuals don't matter. Real Estate was hijacked so that the wealthiest could use a computer model that made no sense in the real world, and brought down the destruction of the industry and damn near the country. Greed is not good. Where the underlying problem is are systems that make us just a replacable cog in the machine, and then does it's best to make sure we don't complain or go along. For instance, I have been compeltely against the tax credits to first time buyers. I believe that it will in the short term get politicinas relelected. Within two years foreclosures will soar. They added a credit this last time that encoutages owners of homes for five years or more to take risk. Every proferssion needs to get off mindless money machine and be involved and ask questions. At the same time the real estate industry was being destroyed, the Bush tax cuts created new weatlh that 50% went to people making over $400,000.What do you do about these issues, you hide behind a false identity and rant like a baby about me, focusing on Realtors I guess because you had a bad deal. Meanwhile you are acting like another faceless cog who can't see the big picture. Now who is the asshole? Again, the question you are afraid to answer, what do you do for a living? So now instead you will probably dazzle me with your brillance. Man, calling me Joe Dirt for Oklahoma, that puts you on the same genius level as J.D Salinger. If calling me that or an ignorant asshole is all you can do, then you are wasting my time.

Here in Texas Real Estate salesmen are unnecessary. The local title companies will do all the contracts, paperwork etc. for free. I moved many, many times for work and used a Realtor because it was paid by the company. In many other states a real estate attorney can do the contract for a few hundred bucks. Other than using their gas instead of mine I really can't say they provided any value whatsoever. I also bought 3 houses on my own when not covered by a company move and had no problems. If your too dumb to figure out a standard real-estate contract you probably shouldn't own a house in the first place.
I am not a lawyer and don't particularly like them either, but to suggest a lawyer is not more capable than a real estate salesman is just ridiculous.

Yes, the number of Realtors is dropping. But we have a local college that specializes in pre-licensing courses for Real Estate Agents and the classes are full.
Most of the people in these classes are older people laid off from long-term jobs, and new college grads who can't find a job in their field.
Most won't make it a year. Sad.

Realtors will never go away. People want someone to hold their hand. They could easily study up on selling a house and hire experts to assist them, but they just want to let someone else take care of it --- The Convienience Factor.

It is called a home inspection, title insurance, and a home warantee. Total cost: about $1000. A lot less than 6%. You probably pay for these things at closing anyway.

I agree that a lot of buyers want hand holding, but if at the start the Realtor(TM) explained that for showing you some houses in your price range of 300k you will pay him $9000.00 I think many would drop the clammy commish grasping hand and do little legwork themselves.

Went to a short sale auction Sat.
Local garage that's been there since before I was born. Owner has to be in his eighties, so I figure he must be underwater in a re-fi because, according to auctioneer, the high bid would have to be approved by the bank. There is no way in hell that normally this place shouldn't be paid off in all this time. Real shame. Lots of fairly new up-to-date equipment, too!

Anyway, while the auctioneer was waiting for a few stragglers to register to get bid numbers, and before he read the bid terms and conditions, this a$$hole starts a pitch for people to come on down and sign up for a REAL ESTATE CLASSES that his company is giving.

OMG!, I thought! urging people to get their realtors license
right before a SHORT SALE! Duh!

Since virtually ALL auction companies in this area are now auction house/real estate office combos, I figure they must have run out of idiots, and need to sucker in a fresh crop.

OH, talking to some people, I already knew what the poor guy needed just to break even. High bid for the property didn't even come close. So I guess now that the property goes into the hands of the 6% end of the auction company until people wake up and offer to pay the owner what he "deserves."

At least the equipment went for somewhat decent money.
