For anyone who needs his/her fix while S&A is in limbo - I cannot recommed Calculated Risk enough. It is a bit drier than Keith's work (although the comments are often cooking), but it's updated constantly and really helps you pierce through all the garbage out of CNBC.

Your work here has been truly inspiring. Your insights, creativity, and stewardship of truth is unmatched by any web portal I've come across. Seriously, you deserve an award of the highest merit for what you've accomplished here.

When I first saw the "walkin' Away" headline, my heart sank. You've been a huge part of my life for 2 plus years, and I am saddened that a friend is going away.

I sincerely hope that you'll be back at some future date, don't underestimate how significant and large your following is. I will keep checking back to see if you return (for a long time to come).

Take a break Keith, you deserve it. I can't imagine how much work it must have been to keep this web site going.

My sincerest thanks for a job so very well done. I will miss you, and I wish you the very best in your new endeavour.

I have been an avid reader of HP and S&A since 2007. You will really, really be missed! I sold my house at the peak month on Longboat Key Florida and made a killing! All of my friends thought I was so prescient and brilliant.

You were my first blog read in the morning and I also loved reading the comments - especially Gonzo and Bukko.

I hope that you will occasionally decide to check and keep us posted.

For the other readers - I think that Ashizashiz.blog is great and clusterfuck nation on Monday mornings with James Kunstler.

Just remember to take twice the amount of money, and half of the amount of clothes that you'll think you'll need.

Keith, I've been around your blogs since I was a full-time anonypussy on HP and part-time on S&A.

I have recently done the walkin' away myself, in more ways than one. Reinventing is not always easy, but it must be done. Sometimes it is a new life, after all.

Don't forget the past or mistakes will repeat themselves, but don't let the past own you either. Look ahead with enthusiasm.

In 2007'ish I stumbled upon HP. Yes, a little late to its party/anti-party. But seriously, did anyone really need validation that buying a house @ a pets.com style p/e (e.g. no 'E)' & @ 10x Gross Income was a bad idea (oops, guess some did)? Since finding your blog, however, it has become my favorite newspaper/crystal ball (not that many forums are able to skillfully cover both CDOs & Al Hrabosky).

In short, Keith, I thank you for contributing your A+ talents to this/these spirited, 'mostly' civil, & relevant & thought provoking blog(s); for over 5 YEARS (& yes, the '5' is in caps too) that focused folks on issues that matter. Where I'm going to get that fix fulfilled now I guess is my problem, so, NO thanks for that...errr does that sound selfish?...oops, selfiishess (the progenitor of greed) is what got us into this mess to begin with, didn't it...damned human nature.

IMO you're more the guy who runs the 'best damn letters to the editor' section ever in the local rag than a typical blog host. But the best measure of either seems to be the quality of the following one attracts & the quality of conversation they are able to develop. By that measure, you are a raving success under either standard (a one stop shop for pithy comments/insights from Mammoth, Paul Math, Jane Z, even gonzo, & many others will be missed).

Nonetheless, best wishes in your pursuits.

P.S. I'll know the bottom is in when I read a NAR sponsored article about a sockpuppet buying Elevation Chandler's penthouse suites. Not to get too tin foil hat, but, although a bit sinister, conceiving & running a blog for 5 YEARS (again the 5 is in caps) to implode US housing & explode the world financial market all to 'get a good deal' on a .condo (albeit one w/ access to pro athletes, etc) is a scheme worthy of a stamp rendered by an un-named financial institution. I'm skeptical that Chandler has running water, Moreso that it has that world wide interwebs thing. Hmmm....

I started following your blog when I was having trouble with my peers at work. As a portfolio manager witnessing and calling out the bubble I was the black sheep and needed a place where I could feel at home.

I love the way you could call them as you see them and take the name calling in stride.

You are a crusader who was/ is way out ahead of issues that are changing the world. You helped to bring peace to those who refused to buy homes or suppress the effects of what is going on around us. Well tonight I am bothered. Where now do we now get our news? Keith has bolted. I don't blame him.
And what is the news tonight?
We can look forward to more control, less stability, more unknowns, more expenses for the 30 percent that support the whole country.

My sister and Hub are going to walk away from their home.They have paid their bills on time. They didn't do subprime. But their rates are going up on credit cards, limits are going down... He uses them for supplies sometimes. Has a license - somebody is trying to sue him to get money, Oregon is doing a sweep of recharactarizing tax status to get more money. They will be hit with $5000 right off the bat.
They are done with it.

In my opinion, the mostly white middle class is going to be squeezed to death here. I see a real depression coming. i wonder how Michelle feels about it.

You do not walk away from situations like this. I partook in the civil rights movement of the sixties and I never walked away; till today I stand firm. Besides the government does not let you forget, you get tracked forever. Also if you are poor there is not walking away into the sunset. I am very poor as a consequence of my participation in the civil rights. But that is Okay. It was worth it.

I see by the change in the comment count over time that you're checking in and approving remarks. I hope you're having a good time and haven't been jacked by any corrupt Eastern European traffic cops. It can be a nasty place, and that's even if you DON'T go into Moldova.

I learned a bit about life in that side of the continent by reading a satirical blog called "The Exile." The print magazine side of it was shut down by Putin's pigs because it was too snarky about authority. It still exists online, with articles you'd enjoy. But it's not like it used to be, when they'd run stuff like this bit from "Vlad Kalashnikov's Daily Gloat" about how fat Americans are. That Vlad -- he made me laugh so hard that snot blew out my nose!

Anyway, the fact that you're surfacing now and then tells me you're still addicted to the adulation. As you said one time, your readership entertains you. And while I didn't find you to be an unprecedented revelation like some commenters (no offence meant to you), you made some enjoyable light reading. So as someone else said, "See you in September" (or when your travel money runs out.)
